What’s Included and How Long Does It Take to Get My HOUSEI House?

The price range of HOUSEI products varies by series, construction type, and customization options. The Future Home Series (Capsule Homes) ranges from $59,990 to $119,999, while the HOUSEI ONE Series (luxury aluminum smart homes) ranges from $129,990 to $179,990. Tiny Homes on Wheels are priced between $79,990 and $109,990, and the HOUSEI HouseBy2 Series (DIY-friendly homes) ranges from $58,896 to $118,672. For single-family and commercial multifamily buildings using LGS (Light Gauge Steel) or SIPs (Structural Insulated Panels), pricing is calculated per square foot, we provide very competitive price per square foot depending on customization, finishes, and project scale. for Future Home Series (Capsule Homes) now we include free domestic shipping with the first 200miles included. HOUSEI handles everything. Customers simply need to wait for their shipment to arrive and confirm receipt of the product.
 
Shipping fees vary depending on the distance and product size. while international shipping costs are calculated based on logistics providers’ rates and destination requirements.

To purchase a HOUSEI home, start by filling out the form [here](https://housei.typeform.com/aipurchase). After consultation, you will receive a quote and design proposal. Once approved, a deposit is required to initiate manufacturing, with final payment due before delivery.
 

The Housei capsule home and appliances (stove/oven, vent hood, refrigerator, and washer/dryer). Market price does NOT include: Delivery/transportation to your location or crane services to remove the Housei from truck and put in place. This can be quoted and added to your invoice or you can obtain transportation services on your own.

Foundation – concrete slabs or footings/piers. The Housei includes the places on the feet to be tied down to a foundation.

Any required local zoning and/or building permits.

Connection of services – (electricity, sewer or septic, and water) We recommend either electrician and plumber or general contractor to connect these services. Additional requested work done outside the normal installation process and connection of utilities and sewage lines or any customization outside of what is given on the original spec sheet per model. Customized variations from our base building plans may increase housei price but you will be given this price at the time of ordering. No surprises.

Many factors can affect lead time, including the time of year, the model chosen, number of units ordered, any custom upgrades, the local permitting process, required engineered drawings, and the distance from the Housei manufacturing. We know that customers are excited to get their Housei(s), and we’ll work hard to get your house built, delivered, and installed correctly and in a timely manner. Extreme circumstances, such as the Covid-19 pandemic or natural disasters can increase lead times. Consult your Housei contact for lead times on your potential project.

Production typically takes 4 to 6 weeks after order confirmation and payment. Delivery times vary depending on location and shipping arrangements.

Permits, Rules and Regulations

Yes, you probably will. You can reach out to local municipalities or a general contractor to help with this. Our recommendation is a general contractor because they can also help with the foundation and installation of utilities. For an additional fee, Housei Technology does have a permit specialist that can guide you through the process if you choose not to use a local contractor. It will be imperative to find out what zoning and building permits, if any, are required for your location. Permits can range from simple and inexpensive to complex and expensive. The customer is responsible for paying for any required permits or other requirements from local municipalities.

There may be covenants or HOA rules in your neighborhood regarding acceptable building size, style, height, location, etc. The customer should consult with their HOA or other neighborhood association to understand rules that may affect what types of structures are allowed.

Yes, HOUSEI provides guidance and necessary documentation to help customers secure local building permits for their homes.
 
While we currently do not hold these specific certifications directly for tiny home on wheels, we can offer a reimbursement of up to $3,000 for NOHA or PWA tiny home certifications ( can be done online remotely to obtain the certification label/seal) , which cover standards equivalent to NFPA 1192 (RV), ANSI 119.5 (Park Model RV), and NFPA 70 NEC.
 
You have two options to proceed:
 
* **DIY Kit:** You can purchase our DIY kit and pursue a DIY builder certification through NOHA or PWA.
* **Completed Build:** If you opt for our completed build, we can deliver it as a semi-finished unit with open panels for electrical and plumbing. This may allow you to obtain an as-built or post-construction certification

Land and Delivery Preparation

Just like any new construction, you would need to determine the location you want to put the HOUSEI house. A survey of your land may need to be done to determine best locations.

We recommend you prepare a foundation and bring utilities to it so they can plug in once the HOUSEI house arrives. The type of foundation will be based upon the terrain and ground that you are placing the HOUSEI House on. This is best determined by a general contractor or civil engineer. (Someone who is familiar with the land conditions of your location)

HOUSEI homes require a prepared foundation, which may include concrete slabs, pier foundations, or adjustable supports depending on the site. Detailed foundation plans are provided with each purchase.

This largely depends on local building rules. Check with your local municipality to see if it requires a dwelling to be anchored to the foundation. If so, anchors can be added to your HOUSEI House by a contractor. It is already designed to be anchored.

Clean the site of all debris (i.e. old tree stumps, trash, dog waste, etc) and a pathway to and from where the delivery vehicle parks.

The building will be delivered into place via a heavy-duty truck and long, tilt-bed trailer as well as a crane. The truck and trailer must have a clear 12’ wide, relatively straight path from a paved road, as trailers are unable to make tight turns, similar to a boat trailer or camper. It is vitally important that there are no obstacles that cannot be navigated around, such as fences, trees, branches, playsets, or underground septic systems.

Our delivery vehicles are heavy and can leave tire tracks when driving across grass or other vegetation.

Yes, HOUSEI provides complete installation services. Customers can also opt for our DIY kits if they wish to build the home themselves.
 
Yes, many of our homes, such as the Future Home Series and Tiny Homes on Wheels, are designed to be relocatable. They can be transported and set up at a new location with ease.
 
 

Utilities

Plumbing, electricity, and HVAC all come pre-installed in your HOUSEI house from the factory. Utilities simply plugin on-site to the exterior of the HOUSE house. We recommend you have a professional contractor on site to get everything installed correctly upon delivery of your HOUSEI House.

For capsule home, Main Body and External Protective Structures, it has 15-year free maintenance, External Wall Structures 3 years free Maintenace, Water, Electrical Systems, and Indoor Hardware: 1-year free maintenance covering
 

The HOUSEi house was fully inspected before it left our warehouse. However, sometimes unintentional damage can occur in transit. Inspect the building thoroughly before the installers leave from delivery and installation to ensure there is no damage to the structure. If any damage is found, please alert the delivery personnel, take pictures and contact your HOUSEI representative immediately.

HOUSEI homes can be equipped with smart security systems, including door and window sensors, cameras, and remote monitoring options. Smart locks and integrated alarm systems are also available.
 
HOUSEI offers a standard one-year warranty on all products, with extended warranty options available through the HOUSEI Prime Plus membership.
