HOUSEI

Pre-Cut-SIPs (Structural Insulated Panels)

HOUSEI Classic’s thoughtful spacing and tight, efficient footprint make room for all the essentials.

HOUSEI is transformation technology

HOUSEI was founded due to an overwhelming need for change within the industries that create our built environment. EN 1090 Certificate ICC-ES Green Building Material Assessment While other major industries have radically modernized, construction still employs many practices first introduced more than 100 years ago. As a result, productivity is falling, costs are rising, the construction workforce is shrinking, quality is variable, and demand outpaces supply. As a technology-led, end-to-end construction services partner, HOUSEI answers all of these challenges. We are creating new value for our partners by optimizing every aspect of building development, design, and construction.

Structural Insulated Panels (SIPs)

Structural Insulated Panels (SIPs) are an innovative building material that has gained popularity in the construction industry. SIPs consist of a sandwich panel that incorporates two layers of structural board with an insulating layer of foam in between, making them an ideal choice for walls, roofs, and floors in new residential and commercial buildings.

Alternatives of facing/core materials:

SIPs can be made with different materials for both the outside and core. The outside materials include engineered boards like fiber cement board, MgO board, and plywood, while the insulating core can be PU or XPS. Here are some pros and cons of each.

Facing Material:

OSB Advantage: Lighter and easier to cut, move, and decorate. Made from renewable wood sources, it's eco-friendly. Fiber Cement Board Advantage: Fiber cement is strong, waterproof, fireproof, and resistant to termites, ideal for hot and humid tropical areas.

Core Material:

Polyurethane Advantage: Polyurethane has the highest R-value of any SIP panel, making it the most energy-efficient choice. Disadvantage: Polyurethane panels are costly and hard to modify on-site because of their high melting point. EPS Advantage: More than 80% of SIP panels are made of EPS. It is readily available, easy to modify on-site, and the cheapest option. XPS Advantage: XPS combines the best features of polyurethane and EPS. It has a high R-value, is dense and stable, and allows for easy on-site modifications. Disadvantage: XPS is pricey, and manufactured panels are not common.

HIGH PERFORMANCE OF SIPS BUILDING

SIPs have a strong structure comparable to steel I-beams, thanks to their solid core and pre-cut panels designed with precision. The EPS insulation acts as a web, with OSB sheathing serving as flanges, creating a durable and impact-resistant system. SIPs have proven to withstand severe weather events like hurricanes, tornadoes, and earthquakes.

According to the Department of Energy, SIPs are more effective during tornadoes than standard framing due to fewer seams and gaps.

SIPs are also ideal for roofs and floors, offering a comprehensive construction solution. Our ready-to-assemble system approach sets us apart.

Ultimate Insulation and Energy Saving

HOUSEI SIP System offers higher R-values per inch, providing more options for energy-efficient building. With the capability to increase overall R-values up to 20%, our panels are an upgrade to the already efficient standard EPS panels.

“Realized Construction should never come at the cost of Envisioned Design”

Housei considers pre-construction the most important phase of any project. The ability to align the interests, objectives, and practices of all team members at this early stage in the construction cycle is an amazingly accurate predictor of project success.

Our first Goal!

We immediately distance ourselves from our competition by being open and empathetic to the vision you have created. In many cases projects have been in preliminary planning stages for years before we become part of the team. Our first goal is to clearly understand your goals and objectives.

Our Goals as Your Pre-construction GC

Balance concern for schedule, budget, scope, quality, coordination of documents, value engineering, dispute avoidance and minimizing risks for all parties. Maximize results with a streamlined process and work to shorten overall delivery period. Use innovation, technology, and extensive local market experience to create assurance and accuracy on project time and costs. Understand stakeholders needs, drive down real costs/ reduce redundancies. Improve constructability of important details through early involvement of sub-contractors and specialty trades. Fill scope gaps through project understanding, code understanding, previous experience, and constant communication.

Enhance Your Knowledge and Expertise

Our place at the table is earned by bringing specific marketplace expertise to design and constructability discussions. Our goal is to take ownership where required and thrive on responsibility and accountability. Our reputation in the industry is that of a great teammate, a claim backed up by the fact that over 85% of our business comes from our existing clientele.

Virtual Design and Construction (VDC)

At Housei we believe in an integrated and collaborative project delivery approach, utilizing the Vir tual Design and Construction (VDC) process and Building Information Modeling (BIM) as Lean tools to deliver a safe, cost- effective, timely, and complete project. HOUSEI is unique in that we create a Single Source of Truth Model (SSTM) for each of our projects, populated by BIM information as early as the Civil , Structural and Landscaping phases. This ensures complete coordination at the earliest stages and prevents costly schedule disruptions. Through a transparent, collaborative approach, we can lower the costs of project deliver y while increasing efficiency and profitability for our partners.

Block Scheduling

At Housei , we have developed a scheduling system internally known as the “Block Schedule” to allow us to maintain trade flow, minimize crew sizes, and identify with certainty the end date of the project. Our project team will work closely with all trades to develop a 5-day work plan, sequencing workflow to produce a predictable production rate with known manpower while days 6 and 7 are used to adjust to stay on schedule.
